What stipualtions are there with your home in getting a VA loan?

The list is too long for this post, but in general.. VA appraisal inspections are not much different than conventional or FHA.. The appraiser will notate any property deficiencies that have to do with safety or health concerns. Broken windows, exposed electrical wires, mold, water stains on the ceiling, trip hazards, etc.. The one thing that is different with VA appraisals is the process, not necessarily the appraisal. VA appraisals take much longer than an FHA or conventional appraisal, and if the value does not come in as estimated, then VA has a procedure called the "Tidewater Initiative", which allows you to contest the value by providing additional information to support your higher valuation. But you only have 48 hours to do so.. if nothing is provided within 48 hours, then the appraisal stands as written. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
